OVERVIEW
Situated near the Farmhouse, with great views over Lake Ullswater. King-sized bedroom upstairs with balcony overlooking the Lake. The twin bedroom is downstairs. Both bedrooms are en-suite.
Located within easy reach of all the on-park amenities including TJ’s Bar & Restaurant, take away, shop, and play areas.
Lake Ullswater is also only a 5 minute stroll away from the lodge.
The lodge stands in it’s own ground and comprise of an:
- Open plan lounge/kitchen & dining room with smart TV, with patio doors opening up to a large balcony with amazing views of the Lake.
- Kitchen equipped with electric cooker, microwave, fridge/freezer and dishwasher.
- Ground floor twin bedroom with en-suite shower, toilet and basin.
- Separate toilet downstairs with basin.
- Double bedroom upstairs, with king sized bed and balcony overlooking the Lake.
- Large separate bathroom with shower, bath, hand basin and toilet also upstairs.

Properties are available for occupation from 5pm on day of arrival and must be vacated by 10am on the day of your departure.
A £100 damages deposit is payable on booking. This is refunded after check out, providing the property is left in a respectful condition.
Properties are accessed by key codes which are situated outside the properties. These are emailed out at 5,00pm on the day of arrival.
A 50% deposit is payable on booking, the balance is due 8 weeks prior to arrival.
All properties are fully equipped with crockery and cooking utensils, pillows, duvets and linen.
Kitchens contain a cooker, fridge/freezer, dishwasher, microwave, toaster, cafetiere and kettle, Dolce Gusto coffee machine, and a few welcome coffee pods, refreshment welcome pack including: 4 x coffee sachets, 4 x tea bags, 8 x sugar sticks, 4 x Wheatleys twin pack biscuits, 12 x milk in a stick semi-skimmed 10ml. Cleaning essentials welcome wrap includes: 1 x bin bag, 1 x sponge scourer, 1 x cleaning cloth, dishwasher tablet.
Living rooms have a smart TV.
Bathrooms with bath/shower WC, basin, shaver point, heated towel rail, towels, soap bar, 2 x toilet rolls per toilet.

About the location
POOLEY BRIDGE
Penrith 6 miles.
The village of Pooley Bridge is at the northern extremity of the lake, just one mile from Park Foot. The new stainless steel bridge straddles the River Eamont as it flows out of Ullswater. It is overlooked by Dunmallard Hill which was the site of an Iron Age fort. For much of its length Ullswater forms the border between the ancient counties of Cumberland and Westmorland.
